We can carry out Electrical Testing and Electrical Condition Reports for landlords and homeowners. An EICR is an important part of ensuring the electrical installations in your property are in safe working order.
An EICR will provide a full summary of the condition of the electrics in your home (an electrical test certificate) and determine whether it complies with the current British Standard for electrical safety (BS 7671).
WHY WOULD I NEED AN EICR?
- Landlords by law must have an EICR conducted on the property every 5 years, failure to do so could result in legal action. This is a relatively new regulation that came into force in June 2020 to keep tenants safe. Landlords are required to provide a safety report to their tenants and local authority, and this is something TCEC can take care of.
- If you have just moved into a new property and are not sure on the condition of the electrics, and EICR is the most effective way to ensure your property is safe
- Many home insurance providers ask that your homes electrics are safe, failure to do so could result in invalidating your home insurance
- Installations can deteriorate over the years and should be tested regularly
- Faulty Electrics are a common cause of accidental domestic fires in the UK

Typically, an EICR will take around 3-4 hours to complete, depending on the size of a property and the number of circuits requiring testing

You will have an initial discussion with our Electrician, so you are clear on what can/can’t be tested due to limitations. Testing will then be conducted which will cover all fixed electrical points in the property, including plug sockets, light fittings, and the consumer unit. Electrical appliances are not covered in this type of inspection.

Once complete you will receive an EICR report with our findings and recommendations. The report will include 3 codes which will determine the need for any remedial work:
- C1: DANGER PRESENT / RISK OF INJURY
- C2: POTENTIALLY DANGEROUS
- FI: FURTHER INVESIGATION REQUIRED
- C3: IMPROVEMENT RECOMMENDED
It is recommended that you take action to rectify any C1 and C2s as soon as possible.
